To make the building not only visually impressive but also environmentally sustainable, an advanced lighting and energy management system was needed – one that could both create ambiance and minimize energy consumption.
The large scale and functional diversity of the site – including retail, dining and entertainment – required flexible, zone-based lighting control. At the same time, the property owner wanted to encourage behavioral change among tenants, as approximately 60% of the building’s energy footprint originated from the retail stores themselves.
Technology partner Control Tech Asia installed a Philips Dynalite system to manage both lighting and energy. What makes this installation unique is its ability to measure and visualize actual power consumption per circuit or luminaire. This gives the building owner real-time insight into energy use in every space, enabling targeted optimizations.
The system supports a wide range of control protocols – including on/off, 1-10V, DALI and DMX – all integrated into a single network. Sensors were added in parking garages and stairwells to ensure lighting is only activated when needed. This combination of automation and measurability makes the system not only smart but also future-proof.
Using Dynalite DDBC1200 controllers, energy usage data is tracked with precision. This allows building owners to carry out internal optimizations and offer energy-based incentives to tenants who reduce their consumption – promoting more sustainable behavior throughout the property.
Thanks to Philips Dynalite, 313@Somerset now operates one of the most advanced energy management systems in the retail sector. The ability to monitor consumption down to individual circuits provides maximum transparency and control.
